What is a luxury senior living space?

A luxury senior living space offers high-end amenities, services, and accommodations designed specifically for seniors, providing comfort, convenience, and a sense of community.

Who is eligible to be a resident of Manasum Retirement Homes?

Manasum Retirement Homes are designed for elderly people with special senior needs and comprehensive care. Anyone in the family's age should be over 50 years to stay at BANYAN.

How can potential residents and their families learn more or schedule a visit?

Interested individuals can contact us via phone, email, or through our website to schedule a tour or request more information. We also offer virtual tours and informational sessions.

Can I purchase and rent it out?

Yes, we will assist you with the property management.

Why should we invest in retirement homes?

It is a much more secure investment compared to a regular project. The project's maintenance is done by the builder itself forever, ensuring quality.

Who can invest? Is there any age restriction?

There is no age restriction for investment in Manasum. It's on an ownership basis and as good as a residential apartment. You can sell/rent at any time.

What's the rental return one can expect?

You can get a return of around Rs. 12,000 - 17,000 per month.

How often can I visit the facility and see my parents?

Families are welcome to visit residents any time of the year.

Can my young children also come to see their grandparents?

Frequent visits by children and grandchildren are highly recommended.

Will there be accommodation available for us if we stay for a longer duration?

You can stay with your parents or avail of our short-term guest house facility. Check availability and applicable rates in advance. Food service charges apply if opting for food services.

What are the specific geriatric and senior-friendly features in the Manasum Retirement Homes?

Features include gradual slopes, wheelchair-friendly pathways, grab rails, attendant call buttons, anti-skid tiles, emergency bell switches, mosquito mesh, 24-hour CCTV surveillance, and in-house multi-technician services.

Is Banyan a pet-friendly apartment? Do we provide pet services?

Small breeds are allowed. Discuss with us for dos and don'ts.

Charges for Common Area Maintenance (CAM) and included services?

CAM includes security, common area cleaning, lighting, lifts, and other facilities. Our service agreement covers all of them. Kindly ask for a draft of the service agreement.

Should I pay the maintenance charges if I won't stay for 2 or 3 months?

Yes, payment of maintenance is compulsory.

What are the charges and what services are included?

Senior living charges include 24x7 nursing support, a resident manager, ambulance maintenance, and more. A one-time senior care subscription fee of 3 lakhs is required before registration.

What is F&B cost?

Currently, it is Rs. 7,500 + GST per month with an annual increase of at least 5%. There is a daily charge breakdown. Ask for the F&B tariff card. Regular food checks by a nutritionist.

Are food charges compulsory?

No, you can opt for any food package or non-dining charges will apply.

Can the food be cooked by a gas stove?

No, but an induction stove can be installed for resident safety.

How does housekeeping work?

Housekeeping is optional based on the required days per week. Ask for a housekeeping tariff card. Starts from Rs. 800.

Do we charge any extra fees for activities?

Most activities are free. Some like Housie charge for tickets. Group tours and outings are charged on an actual basis. Daily activities include yoga, jogging, and recreational activities. Weekly activities include Housie, discussion forums, and a book club.

How about the shuttle services and their radius?

Pre-fixed shuttle services to nearby places are complimentary. Exclusive trips are charged. Ask for a vehicle tariff card.

What paramedical facilities are available?

A paramedical unit with 24x7 nurse availability and basic facilities like an oxygen cylinder/concentrator.

Do you have physiotherapy?

We have a physiotherapy room with basic facilities. Therapists are available by appointment and on a chargeable basis.

Is it legally cleared?

All legal documents are clear and approved by multiple banks.

Any other costs?

Preferred location charges: GF to 5th floor - 2 lakhs, 6th to 10th floor - 1 lakh, east-facing - 1.5 lakhs, central garden view - 2 lakhs.

How about internet/TV and intercom services?

Every house is connected to the Airtel Centrix System. Internet or TV services include complementary intercom. Without services, nominal charges apply.

Do we have access to Godrej Club House?

Yes, residents can use the Godrej Club House.

Is the project's maintenance done by the builder or Manasum?

Tower 6 BANYAN maintenance is done by Manasum. Entire Godrej Royal Woods maintenance is done by the builder for the first year; later, RWA will take over.

Is there any car parking?

Floating car parking is provided for an additional 2 lakhs. No dedicated car park is available. Manasum offers concierge services, making dedicated car parking unnecessary.

Do we have trained security for first aid?

All staff are trained in basic first aid and CPR. A 24/7 nurse is available for emergencies.

What are the exact registration charges?

Single bedroom: approx. 3.5 lakhs, double bedroom: approx. 4.55 lakhs, varying based on the actual size of the apartment.
